We saw a similar performance for the last financial year compared to the previous year. The team were again significantly impacted by Covid19 sickness and isolation coupled with employee vacancies in the Lettings Team. Tackling the build-up of empty properties, due to Covid19, started at the latter end of the calendar year, as soon as restrictions were lifted. We were also able to recruit into vacant posts, resulting in an improvement of nearly 10 days at year end.

Gas safety
We achieved 100% gas safety compliance which was a significant achievement considering the challenges that we all faced. By working together with our Housing team and involving them earlier in the process we were able to follow-up with residents who had concerns about the risk of Covid19. This meant we could outline the measures put in place to keep residents and employees safe during home visits, maintain a clear view of outstanding certificates and work proactively to ensure residents enabled access to their homes.

Evictions
Sadly evictions increased from 2020-21, which was expected as the vast majority of the previous year there was a hold on evictions due to the Covid19 pandemic. We saw four evictions for rent arrears and one for anti-social behaviour. The rent arrears evictions were only carried out once every other possible avenue had been exhausted and were sadly taken as a last resort in order to recover the properties and secure the outstanding debt.
